GENERAL CONTRACTING
As a traditional bid approach, Johnson & Galyon has been very successful in this delivery format throughout the years. We bid work based on contract documents and select subcontractors based on price and ability to perform. We are the “firm of choice” for many subcontractors because we pay promptly and clarify inconsistencies early in the process. As a result, we frequently receive lower quotes which benefit us and our clients.
Additionally, our field employees often “self perform” work and this is one of our greatest resources. Johnson & Galyon maintains a core group of approximately 50 craftsmen. Their experience allows us to provide efficient, productive labor on several construction divisions. This improves quality and assists in lowering cost.
We deliver construction based on a fixed price and in accordance with the contract documents. Throughout, we work tirelessly to fulfill the owner’s objectives.
CONSTRUCTION MANAGEMENT AT RISK
In this delivery format, our early efforts with the architect and owner enhance the design, schedule and cost of the project. As Construction Manager at Risk, we provide preconstruction services resulting in a Guaranteed Maximum Price (GMP). When needed, the GMP can be provided as early as the Design Development phase. We also review incomplete documents to identify “gaps” and conflicts. We consult with the owners to ask their preference regarding vendors and other team members. Johnson & Galyon works closely with subcontractors to competitively bid or negotiate contracts to ensure best price and highest quality.
This delivery option can result in faster project delivery, reduced costs, increased quality and improved scheduling. Our team directs the construction process from beginning to end, including the monitoring of warranties. This delivery option allows us to meet all challenges proactively.
CONSTRUCTION MANAGEMENT AGENCY
Using the Construction Management agency delivery method, we serve as the client’s agent and manage their interest related to all aspects of a construction project. In reality, we serve as staff to the owner and help coordinate goals, budgets, schedules, payments and construction oversight. We review all changes, quality control procedures and project progress. Often, the subcontractors and suppliers contract directly with the owner.
Johnson & Galyon’s experience in this area involves assignments with multiple phases and contracts, complex logistics, demanding schedules and tight budgets. This process often allows for greater flexibility, coordination and improved team dynamics.
DESIGN BUILD
In this format, the client contracts directly with a single source to provide both design and construction. For clients whose needs are well known, this is a streamlined process which allows for a single point of contact. Pricing can be fixed early in the process. Since design and construction are together, coordination is typically improved which benefits scheduling, estimating, quality control and the value engineering process.
Teams sometimes compete on design, quality, schedule or general, broad pricing. Johnson & Galyon is often selected in this format based on our past history in delivering successful projects. Many of our numerous repeat clients utilize this approach.
